About the Property
Only 6/10 mile to family favorite warm water Ridgevale Beach on Nantucket Sound, our custom home is located on a private cul-de-sac in a quiet residential area near the South and West Chatham line. Our area is comprised exclusively of private single-family homes with paved roads and underground telephone, cable, and electric lines. It overlooks Cockle Creek and the tidal salt marsh inlet of Nantucket Sound that flows between Ridgevale Beach and Hardings Beach. Ridgevale Beach is adjacent and connected to Cockle Cove Beach.
Day-light lower level provides a second comfortable sitting or TV viewing area, an open activity area for games, ping pong, air hockey, or bumper pool, and access to a patio area with a hot shower. We provide an outdoor propane gas grill (with a spare tank).
Separate enclosed laundry area is equipped with a large capacity washer and dryer, drying racks, iron, and ironing board. We supply laundry detergent, bleach, and fabric softener. Lines for fresh air drying are located under the deck.
The layout of the house is very comfortable. Two full bathrooms (tub with shower) and three bedrooms are located on the main floor of the home. The master bedroom with a king bed is located at the rear of the house with an adjoining master bath. Two guest bedrooms (one with X-Long twin beds, and one with twin beds) are located at the front of the house. The main bathroom is located off the central hall near the guest bedrooms. We provide bed linens, extra pillows, blankets, bath and beach towels.
Two (2) low steps from the main entrance to the main level of the home. Step directly from the dining area onto an expansive two-level mahogany deck. Wide gradual steps lead from the main deck to the lower deck and then onto the private yard or to a patio area under the main deck.
Our home is situated with a Southern view overlooking Cockle Creek and the tidal saltmarsh inlet from Nantucket Sound between Ridgevale and Hardings Beaches. Cockle Creek winds through the tidal saltmarsh to Nantucket Sound.
Since the water depth is tidal, we recommend a kayak or canoe be launched from the inlet at Ridgevale Beach. There are several websites for local area boat rentals.
Our home is located less than 1 mi. from the bicycle trail, 3.5 mi. to Chatham Center, and 0.6 mi. to Ridgevale Beach.
Ridgevale Beach is adjacent to but separated from Hardings Beach by an inlet to Cockle Creek and is adjacent to Cockle Cove Beach. We are 2.3 mi. drive to Hardings Beach. A Parking pass for all Chatham beaches may be purchased at Ridgevale Beach.
We provide beach equipment, including beach towels, chairs, umbrellas, and a cooler on wheels.
Chatham is located on the elbow of Cape Cod. Ridgevale Beach is on the South coast of Chatham, on the Eastern end of Nantucket Sound. The Atlantic Ocean is on the East Coast of Chatham.
Our location offers proximity to a variety of attractions and activities for all ages.
Chatham offers a central location from which to tour Cape Cod. We're less than 1 mi. to a Park and Ride lot at the bicycle trail that winds through Harwich, Orleans, and Eastham. Nearby Chatham Municipal Airport has small plane excursion rides. Sailing and Sportfishing boat charters and boat excursions to Monomoy Island are nearby; We're 36 mi. to Provincetown Whale Watching excursions, a ferry to Plymouth, and a fast ferry to Boston.
We're 5 mi. to the fast ferry from Harwich to Nantucket Island; 30 mi. to the Steamship Authority Ferry (and fast ferry) from Hyannis to Martha's Vineyard or Nantucket; 41 mi. to the Island Queen Ferry from Falmouth to Martha's Vineyard.

We provide local telephone service, landline and portable telephones, telephone answering machine, clock radio in each bedroom, High-Speed Broadband Ethernet and Wireless Internet, Expanded Channel Cable HDTV TV (on main and lower levels), stereo CD player, rubbish and recycling pickup, and professional lawn maintenance.
There are four(4) 6000 BTU window a/c units that cool 1000 sq. ft. Each unit has an electronic thermostat, 3 fan speeds, 3 cool settings, 2-way adjustable top louvers, 24 hr on/off timer, remote control to cool up to 250 square feet.
A powerful Dehumidifier/Evaporator installed in the lower level automatically measures and evaporates humidity. The open living/dining area has a ceiling fan. An automatic exhaust fan is installed in the attic. We provide additional box, window, and portable fans.
Although days on Cape Cod can be hot and humid in July, due to our home’s location and proximity to Nantucket Sound, we normally benefit from a constant direct offshore breeze from Nantucket Sound which provides good air circulation and cooling. Tenants have reported that AC was not needed.
We manage our rental directly. We do not utilize third-party booking agents who charge tenant booking fees. Tenants contact us directly to provide additional information or to resolve any problem.
We personally inspect and ensure that our home is thoroughly cleaned to our standards and is in proper order for incoming tenants. We expect a tenant to remove their personal belongings, food, etc., and to leave the house in a presentable condition. Our cleaning fee is pro-rated at $250.00 for 1 or 2 occupants, $300.00 for 3 or 4 occupants, and $350.00 for 5 or 6 occupants. We schedule additional disinfecting to follow cleaning.
Due to the owner's SEVERE ALLERGIC REACTIONS, we restrict rentals to NON-SMOKERS WITHOUT PETS (of ANY TYPE, BREED, WEIGHT, or SIZE). This restriction is included in our rental agreement.
Maximum occupancy is limited to six (6) persons. Our rental agreement stipulates that our property shall not be used for any function or gathering of more than the maximum number of occupants (6) without our prior permission.
If possible, we modify check-in and/or check-out times to accommodate a tenant's schedule.
We book flexible turnover days and check-in/check-out times to comply with state/local guidelines and recommendations to maintain sufficient time to clean and disinfect between rentals.

Children enjoy air hockey, ping-pong, and an area to play games or watch tv in the lower level of our home. Families of various ages and interests are able to enjoy separate areas of the house for various activities.

Rental rate includes:
unlimited calling within USA telephone service, basic and preferred cable television, high-speed Ethernet cable and wireless broadband Internet connectivity.
rate discount for 2-week or longer rentals.
14.45% (of the total rent) lodging tax (for any rental that is for fewer than 32 days) is required to be remitted to the Commonwealth of MA.
$400.00 refundable security deposit on each rental to cover any damage (beyond normal wear and tear), which is returned to you after the house is checked.
We request a deposit of 1/2 total rent upon reserving time. We request the balance (1/2 the total rent, MA lodging tax, cleaning and linen fee, and refundable security deposit ) three (3) months before the rental begins.
We accept payment for US funds by personal check, wire transfer, or deposit to our checking account. We are not equipped to accept credit card payments directly but are able to receive payments through PayPal which would require an additional cost to you of 3% of any payment.
Cancellation Policy:
As owners of a private residence, once a rental agreement is executed, our cancellation policy is strict.
If a rental is canceled after a rental agreement is executed, we would immediately make every effort to rent our home to another party.
If a replacement rental agreement is executed for the same term and rate, we would return to you the amount paid minus a re-booking fee of 10% of the total rent.
If a replacement rental agreement is executed for a shorter term or lower rate, we would return to you the amount paid minus (the difference between the original total rent and the replacement total rent) minus a re-booking fee of 10% of the original total rent.
Restrictions:
